Most worn hardwood doesn't need to be replaced - it needs to be refinished. FSM | Flooring & Interiors brings tired Southeast Michigan floors back to brand-new condition with 99% dustless sanding, custom staining, and modern water-based polyurethane finishes that cure in days instead of weeks.
We refinish solid hardwood, engineered hardwood (with at least a 3mm wear layer), and parquet across Wayne and Monroe County. Refinishing typically costs 30-50% of a full hardwood flooring replacement and keeps the patina, grain, and character of the wood you already own.
Three levels of refinishing
Not every floor needs a full sand-down. We'll assess yours during a free in-home visit and recommend the lightest, fastest, lowest-cost method that will actually solve the problem.
- Recoat / screen-and-coat - light surface refresh. Best for floors in good shape with minor scuffs. 1-2 days, no stain change.
- Buff-and-coat (sandless) - removes light scratches and surface wear. 2-3 days, no stain change, minimal dust.
- Full sanding and refinish - removes deep scratches, gouges, water marks, and old finishes. Allows full stain color change. 3-5 days.

Once your floor is sanded raw, the stain world opens up - whitewashed, natural, grey, fumed, classic mid-tone oak, rich espresso. We bring sample boards stained in your wood species so you can choose under your home's lighting. Top coats range from matte to satin to semi-gloss in water-based (low odor, fast cure) or oil-based polyurethane. Matching new hardwood stairs at the same time keeps the whole floor reading as one project.
99% dustless process
Our sanders are connected to commercial HEPA vacuums that capture nearly all the dust at the source. Combined with plastic containment between rooms, the dust you'd expect from a refinish job basically doesn't happen. You can live in the house through the project - we just block off the rooms being worked on. Ask about financing if you'd rather spread the cost over time.

Hardwood Refinishing - frequently asked questions
Solid hardwood can be refinished 5-7 times over its lifetime. Engineered hardwood with a 3mm+ wear layer can be refinished 1-2 times - see our engineered hardwood page for how to check. We confirm wear-layer thickness during the free in-home assessment.
Water-based polyurethane is walkable in 4-6 hours and fully cured in 7 days. Oil-based takes 24 hours before light foot traffic and 14-30 days for full cure. We schedule around your life.
Surface water marks usually sand out completely. Deep black stains where water sat for weeks may need board replacement before refinishing - see our floor repair page for how that works.
Yes - full sanding takes the floor back to raw wood, and we can stain it any modern color including grey, whitewash, espresso, or fumed European looks. We'll sample stains on your actual Southeast Michigan floor before committing.
